1. Which is better? Prefinished or Unfinished?
Both flooring options have their pros and cons.
The pros to prefinished are pretty obvious, the flooring doesn’t need to be finished! You don’t have to worry about the dust, the polyurethane, the extra time it takes to finish the floor and let it dry, or the smell. The cons are that, while there are a lot of great colors and styles available, if you can’t find the exact color you’re looking for, you’re not getting that color.
The pros to unfinished are exactly the opposite: you can pick your colors, finishes, and how many coats you use to make a truly custom floor. The cons are that it takes much longer to install, sand, and finish the floor. You’ll also need to let it dry properly before returning furniture to the floor and the smell of the polyurethane can be somewhat strong.
This is a preference question. There are benefits to each: Satin hides most of the scratches and wear and tear that high gloss will show immediately, while high gloss gives the mirrored look of grandeur and looks more expensive, where satin is a bit dull. Semi-gloss is the happy medium between the two and therefore more popular that it’s counterparts. Semi- gloss gives shine to your floor while keeping the look of scratches down.
Loose Lay is a product where one plank does not get attached to the next. With many flooring products, the boards or planks are nailed, stapled or glued to the subfloor and click into each other like puzzle pieces. Loose Lay works only for “floating” floor projects where the flooring is not being attached to the subfloor but securely sitting on top of it.
The simplest answer to this is, sure! Why not?
If you want to refinish your floors, you first must determine what you’re working with. This may be a simple task if you put the floors in and you know what they are. If not, ask a professional to take a look. If your floors are solid wood then most likely you can sand them down and refinish them. If they’re engineered, however, you may not. Engineered hardwood usually only has a thin layer of solid wood on the top of the board and refinishing may cause the plywood underneath to show through.
